Development of Beach Resorts (No. 2 River, Mammah Beach and Banana Islands)

No. 2 River, Mammah Beach and Banana Islands, Sierra Leone Africa

Tourism & Hospitality Climate: Adaptation

Premier beachfront resort development opportunity at No. 2 River, Mammah Beach and the Banana Islands

Project overview

The investment will fund the development, construction, and operation of three world-class resorts, offering luxury beachfront villas and suites, high-end restaurants, wellness retreats, eco-tourism experiences, and corporate event facilities. The Government of Sierra Leone is backing this investment through tax holidays, VAT waivers, and duty-free importation of hotel equipment to attract private investors to the tourism sector. With an estimated IRR of 17-25%, strong market demand, and limited competition, investors have the opportunity to establish a flagship resort brand in an emerging destination. Now is the time to capitalise on Sierra Leone's rise as one of Africa's premier tourism destinations.

Investment opportunity

The investment opportunity comprises the development of high-end beachfront resorts offering luxury accommodation, restaurants and bars, wellness and spa facilities, and business and conference venues. The resorts will be complemented by eco-tourism and adventure activities, including scuba diving, snorkelling, deep-sea fishing, kayaking, island excursions, and cultural heritage experiences. The development will incorporate sustainable design and infrastructure, including energy-efficient systems and environmentally responsible construction practices. The project is also expected to support local economic development through job creation, skills training, and opportunities for local businesses.
